Lincolnshire tenants receive 'fair' service
Housing association North Lincolnshire Homes gives a ‘fair’ service to tenants, according to inspectors.
The Audit Commission has given the association one star, and said it has ‘promising’ prospects for improvement.
It was praised for its repairs service, work in tackling anti-social behaviour, and the quality of advice and information. Criticisms included that tenants wait too long for home adaptations, and some pay for services they don’t receive.
Ann Bennett, Audit Commission lead housing inspector, said: ‘The quality of most services has significantly improved since homes were transferred from the council three years ago. However, the diverse needs of vulnerable people are not yet being dealt with effectively, and too many homes have been empty for too long.’
A short notice inspection of Wandle Housing Association, which manages 5,700 homes across south London, has found it has a mixture of strong and weak services.
It had more strengths than weaknesses on value for money, gas servicing and income management, but more weaknesses on access, diversity and responsive repairs.
Lead housing inspector for London Hugh Boatswain said: ‘Tenants benefit from some good quality services in some areas but not in others. Important service elements like answering the phone quickly are not adequate and residents with additional service needs are not having those needs met enough of the time.’
