    Bearing in mind HAPPI was finalised prior to the HCA grant reductions (and affordable rents) and with the stagnant property market the aspirations of Hanover, sorry, Lord Best are more challenging to achieve. Architects can design beautiful older peoples housing, but they need to realise there is only a finite amount of money to build them with.

    Either option (RTB or £29k move-on) in effect is a good way to either bring capital in, or free up social housing. However as has been pointed out £29k for a property in London isn't going to make a massive dent in the purchase price. £75k discount is more attractive.

    Richard - I have read the article over several times, and read other reports in the press/websites about the proposals.

    Mentions of 'working class' = nil. Get over yourself.

    I'm assuming that the model is transferring units where there is no grant into a seperate 'commercial' organisation which can then raise funds to feed back into the main (charitable?) organisation. I'm sure if the doom mongers look around they will notice that there are many RPs that have 'commercial' subsidiaries that are not regulated by the HCA, do not have charitable status, and are their solely for commercial (profit making) reasons. The only difference here is the investment vehicle being used. I can't see an issue to be honest! The core business will remain as is - it has to, unless it de-registers from HCA in which case all the grnat goes back. Can't see it myself really.

    Looby - my understanding is that the rights vary dependant on the tenancy type, and landlord (Council or HA).  However, in effect if the tenancy is surrendered then there will be no succession rights - this only occurs if the tenant dies.  Also, if the tenancie was originally a joint tenancy and the previous joint tenant left/died then the succession will already have occured.

    I would speak to the landlord in the first instacne to determine what (if any) rights the son has.  Another issue to consider is that if he intends to stay in the property alone, and it is a two bed then they can have grounds on under-occupation to refuse to allocate.

    Wendy - my sympathies are with you, having been in  a simlar position myself sometime ago.  Needless to say not only was I out of pocket from owed rent (like your situation it was kept by the thieving tenants), but alos left iwth a property that required substantial repiars also.  So my resolution was go private every time.  Unfortunately this does mean that some decent claimants of HB have to make another option, but human nature will take over.  As you state, this is your home and you weren't in it for profit - you do get some idiot posters on here however who will judge every private landlord as a money grabbing facist!!  They live sheltered lives.  Hopefully your so called tenants will vacate the property prior to the court hearing and you can get back to a 'normal' life.  The other option next time is to use a letting agent with guaranteed rents, may make it easier and they will carry out a full vetting process of any potential tenants.  Chun up!!

    I know of scumbags who live in privately owned accommodation, and I know of scumbags who live in rented accommodation.  However I know some very pleasant people who live in council housing and very pleasant people who live in council accommodation.  Everyone can have naff neighbours who cause ASB without it being tenure specific.  However you never hear of those living in private accommodation saying they are being 'victimised' - unless you read the Daily Mail!!!

    I think there is an element of victim mentality in some cases.  The private rented sector has far worse cases of abusing tenants, no regulation and no security of tenure.

    Keepingitreal has nailed one point on the head - landlords should be landlords, however the range of expected duties now landed on the shoulders of RPs gives rise to a greater number of issues as they have to be involved in every aspect of society, which nows seems to be accepted as 'normal' operational practice.
