Something seriously wrong with recruitment (2)

It's been pretty obvious from my contact with various councils and social landlords that when positions have become vacant they are not being replaced, as one measure of saving money, and that job cuts are affecting a lot of lower paid staff proportionally more than managers.

    Well, SteveGough what his your experience in this?... I have been a tenant for 30 years and I NEVER come across a situation in my HA where a board member has been democratically elected by other tenants.  They have seemingly been opted on the basis that "they could work with the board."  Which means they had either to agree to whatever the so-called board said or would be left out in to cold and made to resign.  this has engendered a culture where tenants have come to believe that the best way to get something out of their landlord is be nodding ...

    I'm no expert but I would treat these arrears as any other debt would be treated. Social Landlords could take good practice from the private sector when it comes to debt collection, and be proactive rather than reactive. For example, I once got two credit card bill mixed up and paid the wrong bill, just two days later the bank were on the phone asking me not, could I pay, but when I was going to pay and how much I was going to pay. I am certain that if this sort of approach were taken towards arrears, tenants ...

    Of course the changes will have an impact on Mutual Exchanges. Most of the posts here refer to security of tenure although Paul's question was about mutual exchanges.  I am redrafting our Mutual Exchange Policy and asking our Exec to consider the impact that affordable rents will have - i.e.  If you have a social rent and exchange into an affordable rent tenancy, you take on that tenancy including its rent.

    Surely if you are a good landlord you will be good enough to choose the right tenants to rent to.  Have you ever asked yourself whether you are good a choosing tenants to rent to?  No one forced you to choose these tenants, so it;s nobody's elese fault if you are having trouble with them.

    We are aware of this problem and are trying to find a way to make the system more usable without leaving it vulnerable to some of the security issues the html block is designed to address. In the meantime if you paste your comment into a simple text editor - such as notepad on PCs - and then into the forum it should work. It is best to avoid email addresses and hyperlinks as well, although if you paste a URL into the post it should work (although it will not be a link).

    it means the same as giving advice and assistance for people that aren't priority need under the homeless act.  give them a piece of paper with some contact numbers for landlords and nightshelters and let them sort themselves out.
