Going Bananas over the Countryside
Anon I'm afraid that is a chicken and egg argument. Firstly, a percentage of any housing provided by developers will be affordable. Yes there is short-term problem with mortgage credit at present but once the banks start lending there could be an explosion in prices because of years of pent-up demand and no increase in supply - people in their thirties living at home etc. This can be avoided partly by increasing the level of land supply - land is the key component of house prices and more land at lower values should ease the upward pressure on house prices.
