As you are a landlord I would encourage you to try and stay with the LHA market if that is possible based on where your portfolio is located and the levels of LHA you can achieve – where you will need to ask tenants to leave, contact the relevant local housing authority housing options / homelessness team. I’d recommend doing this before you even serve a notice to quit so you can establish what support and assistance they can provide for you. If eviction can’t be prevented, then they can help your tenant with a planned move to alternative accommodation. These are difficult times and the private rented sector is really important in helping low income and vulnerable households with their accommodation needs.
