This is no April Fool trickery. T-Day is finally here. It’s a day of monumental firsts for housing as the Tenant Services Authority opens up its new rule book, more than three years after ministers announced their intention to overhaul housing regulation.

Eight million social tenants in England now have a direct say in how their landlords are governed (hence the T-Day tag); almost 1,800 social landlords come under a single housing regulator for the first time; and all housing board members and councillors have more responsibility than ever before.
The TSA has enjoyed remarkable support. The fly in the ointment is uncertainty over the regulator’s future. A Conservative government would scrap it - one reason new providers are shunning the chance, granted today, to register as social landlords.
For the sake of England’s tenants, let’s hope T-Day’s launch date proves more auspicious than first appearances might suggest.
