    No, Grant Shapps says rents are going down and he must be right because he is on of several millionaires in the cabinet so he must know better than us, right?

    Very true Mr. Lawrenson. The reduction in LHA to the 30th percentile was done with the simple intention of softening up those tenants dependant on benefits and to encourage them to move out of the more desirable areas and move to much less desirable environs, Stoke for instance. For any landlord in London with a tenant with a large family and HB paying the rent well best serve Notice now as come universal credit you have about as much chance of getting your rent as Eric Pickles making slimmer of the world. There are some landlords for whom the only hope they have of finding a tenant is from among the benefit dependant community, I speak of those landlords on Thamesmead, Bedfont, Ex Council stock and other parts of the Capital you wouldn’t visit without a bodyguard. What option do you have? Do you sell and hope to come away with enough to pay your capital gains tax? Keep it empty and hope to find a working tenant or take the hit on a reduced rent? That’s what I like most about Mr. Schapps, his commitment to the property owning democracy we have constructed to act as a prison for our hopes. Landlords across London with acute hearing may be able to pick up the sound of the worlds smallest violin being played.

    Yet more deceit from a Crown Minister. What does this useless man think will happen when Universal Credit replaces the current benefit system? For those of you like the Minister who are hard of thinking that means no household will be allowed to have an income from benefits above £500:00 per week. Now let’s do the sums, for a family with a four bed need and who are dependant on benefits and an obligation to pay £400:00 per week, not unusual in Newham or frankly anywhere in London and the South East. Which will leave them with £100:00 to pay all bills feed and clothe themselves. Of course people can choose to move to a more affordable area of the Country, Stoke for instance. That wouldn’t be social cleansing of course that is choice, Hobson’s maybe but choice none the less.

    This is just what we need, another shameless self publicist with no knowledge of public housing or poverty or deprivation or benefits. The upside for Grant Schapps is that they now have someone in the firing line who is even more crass and stupid than he is

    So, who are we going to criminalise? The occupant who rented a cheap flat from someone advertising on Gumtree? The tenant who sub let? The bone idle management office who can’t be bothered to knock on the door from time to time to find out who is living in the property they manage? Why not criminalise private landlords who let properties in substantial disrepair or charge excessive rents? What about the failure of successive Governments to provide suitable appropriate accommodation at a fair and reasonable rent; that must be criminal.

    If you really want to make a change that will give people access to a home why not legalise squatting in properties that are registered as empty homes by local Councils? Remember that most empty homes are repossessed properties held by banks and building societies that are waiting for the market to pick up before they try and sell these assets.

    Your sister cannot assign her flat to you. She may be able to assign the tenancy which is a different thing altogether. If your sisters landlord considers that you are under occupying, as in if it is just you and you are living in a two bedroom flat then they can grant you the tenancy but move you to a property more suitable to your needs; such as a bed sit for instance. Don’t worry too much. Most Councils get this wrong and very few understand the split between the tenancy and the property
