Housing association gets green light for 717-home scheme in east London

Clarion Housing Group has secured planning permission for a £200m mixed-tenure development for 717 homes on a vacant industrial brownfield site in east London.

The scheme proposed for the site in Rainham, Havering will comprise a mix of one, two and three-bedroom apartments, maisonettes and houses, as well as green spaces, cafes, restaurants and leisure facilities for the local community.

Clarion has said that 35% of the homes will be for affordable tenures, including 151 for shared ownership and 101 for affordable rent. The remaining 465 units will be for private sale.

The planning permission concludes a long-running bid by the housing association to develop in the Beam Park regeneration zone.

Clarion, and architects BPTW, had faced contentions over planning with the neighbouring Beam Park development. But it said after working closely with Havering Council’s planning and urban design team, it has secured approval with no objections from council committee members.

As well as a new railway station, the site will also benefit from pedestrian and cycle links, as well as improved bus services to the local area.

Building work is expected to begin in December 2020, once a contractor has been appointed.

Richard Cook, group director of development at Clarion, said: “Rainham is a fast-growing destination, given its proximity to London, and we’re delighted to be bringing much-needed new homes to the area.

“This development has been in the pipeline for some time, and it’s great news that Havering Council has now approved our proposals, which will enable us to provide new high-quality homes to suit a wide range of needs.”
