Clarion Housing Group has bought a large site in central Manchester, which is set to significantly increase its presence in the city.
Latimer, the 125,000-home landlord’s development arm, has acquired part of the former Boddington’s Brewery on Great Ducie Street, close to Manchester Victoria station.
It plans to build 442 flats on the 1.24 acre site, with 60% of these for affordable tenures including social rent.
Work on the scheme, which will also see Latimer develop around 6,000 sq ft of commercial space, is expected to begin in mid-2022 subject to planning.
It is part of a wider redevelopment plan for the area, including a new campus for The Manchester College.
The site was purchased from LTE Group, which owns The Manchester College.
Clarion is the UK’s largest housing association, with stock in around 180 council areas across England, mostly in London, the South East and East of England.
According to the Regulator of Social Housing’s Statistical Data Return, Clarion owned 434 social homes in Manchester at the end of March 2020.
Richard Cook, group director of development at Clarion, said: “We’re delighted to have acquired this important site in the centre of Manchester that will enable us to deliver much-needed affordable homes, with 60% of the homes we build being recognised as such.
“Our scheme is part of a masterplan that will see the delivery of new high-quality homes in close proximity to all that the city has to offer, from bars and restaurants to local employment opportunities and the specialist technical education and training facilities provided by The Manchester College – creating a thriving new neighbourhood.”
John Thornhill, chief executive of LTE Group, said: “City Campus Manchester, combined with this new housing development, creates a fantastic opportunity not only to regenerate an area of the city but provide much-needed opportunities for residents to learn, live and contribute to the economy of the city.
“This is a fantastic example of partnership working across the city and will see hundreds of new affordable homes being developed to support the city’s housing need.”

Amid the housing crisis and with increasing demands on local authorities, developers and housing associations to deliver more homes, the Inside Housing and Homes England Development Summit brings together the public and private sector to collaborate towards the effective delivery of homes across England.
This is not a conference. It is a business meeting of decision-makers on delivery and how to build more quality homes.
