A joint venture (JV) between the private development arm of Clarion and a London regeneration company has secured planning permission to build a new 568-home development in east London.
The London Borough of Redbridge voted unanimously in favour of the new mixed-use development earmarked for the site of a former Homebase car park in Ilford, which will be developed by Clarion’s Latimer Homes arm and its partner Hadley Property Group.
The JV has said that it intends 35% of all new homes on the estate to be of affordable tenures, including 71 homes for shared ownership and 93 for affordable rent. The remaining 404 will be for private sale.
The development is the first site that will be delivered by the JV after the partners announced in July last year that they would be forming a strategic partnership to deliver mixed-use schemes across London.
The JV has also acquired the site of another former Homebase in Streatham, south London, in which it aims to build 250 new homes.
In addition to the new homes, the development will include a digital music academy, which will focus on contemporary music training at discounted rates. It will also include a new public square that will include a stage for performances and a cafe with a terrace.
The development will also incorporate a number of other amenities such as rental facilities for bikes and e-scooters, an electric car vehicle club and a co-working space with nursery facilities.
Latimer is the development arm of Clarion, the country’s biggest housing association, and was launched in 2018.
London-based Hadley is a privately owned company that has delivered more than 2,500 homes in the capital since 2002. It currently has 2,300 homes in its pipeline with a combined gross development value of £1.1bn.
