House builder Galliford Try will build the first homes on Enfield Council’s £6bn Meridian Water scheme, beating housing association bidders Peabody and L&Q to the deal.

Galliford Try beats housing associations to deal on £6bn north London scheme #ukhousing

Enfield Council’s cabinet last night selected Galliford Try Partnerships for the deal to build the 725 homes that will make up Meridian One, the first part of the scheme.

The company was picked as the winning bidder from a shortlist that contained L&Q and Peabody, as well as house builder Redrow.

Overall, 17 developers and housing associations expressed interest in delivering these homes, with 10 submitting bids.

The first homes will be built by 2022 in a development that will also include new public squares, shops and leisure facilities. They will be built around the new Meridian Water train station, due to open next month.

The £6bn Meridian Water regeneration project is intended to deliver 10,000 homes when completed and 6,000 jobs over the 20 years it is planned to run.

Nesil Caliskan, leader of Enfield Council, said: “This is a clear demonstration of the progress we are making and the confidence the development community has shown in the council to deliver one of London’s most exciting regeneration projects.

“I see Meridian Water as an extension of the local community and I am confident that Galliford Try will deliver a scheme that will benefit local people and the community first and foremost, and in addition will provide affordable homes and quality jobs in Enfield.”

Galliford Try Partnerships is a division of the house builder that specialises in working with housing associations and local authorities. It has been a growth area for the business in recent years and it currently works with 69 housing associations.

Earlier this month, it also signed a partnership deal with the government’s housing delivery agency, Homes England, to build 850 homes across the UK.

Stephen Teagle, chief executive of Galliford Try Partnerships, said: “We are delighted to have been selected to work in close partnership with Enfield Council and the local communities on the delivery of Meridian One as a new vibrant mixed-use, mixed-tenure neighbourhood.

“We will create an environment for local people to thrive – providing quality affordable homes, opportunities for local start-up businesses to flourish, great public spaces and a design which celebrates the parkland character of the Lea Valley.”

Enfield has already begun looking for a developer to build the 250 affordable homes that will be part of Meridian Two.
