Large landlord becomes latest to scrap fixed-term tenancies

Platform Housing Group has joined the list of housing associations that are scrapping fixed-term tenancies in favour of lifetime agreements.

The 45,000-home landlord, which operates across the Midlands, made the decision towards the end of last year, with the changes taking effect from the beginning of 2020.

Other landlords that have already turned their backs on fixed-term tenancies include L&Q, Sanctuary, Peabody, Orbit and Your Housing.

Fixed-term tenancies were introduced in 2011 as part of the Localism Act. They typically last around five years and give landlords the option not to renew a tenancy after that period.

Last May, multiple landlords told Inside Housing that anxiety among tenants and extra work for frontline staff were two major reasons for switching to lifetime agreements.

Platform said that a programme of consultation and implementation is already under way to ensure that no further fixed-term tenancies are issued to customers and that all existing fixed-term tenancies become lifetime ones.

Marion Duffy, group regional operations director (East) at Platform said: “Giving our customers the security of a home for life is at the heart of our decision to introduce lifetime tenancies.

“Fixed-term tenancies often caused uncertainty for customers and, as part of our drive to continue to develop robust and sustainable communities, we welcome this move.”
