L&G Affordable Homes’ pipeline exceeds 6,000 homes with largest acquisition yet

For-profit social housing provider Legal & General (L&G) Affordable Homes has announced the acquisition of a new scheme in east London that will provide 207 new affordable homes.

For-profit social housing provider L&G Affordable Homes has announced a new scheme in east London that will provide 207 new affordable homes #UKhousing

L&G’s acquisition of Deanston Wharf in east London is its largest acquisition to date and forms part of developer Ballymore’s Royal Wharf regeneration scheme.

As a result of the deal L&G’s development pipeline now stands at more than 6,000 homes across the UK, with 1,000 homes in operation or development within Greater London.

The Deanston Wharf development comprises 104 homes for affordable and social rent and 103 for shared ownership. These homes will be spread over four buildings, with completion set for the second quarter of 2023.

L&G Affordable Homes operates using a framework of 14 housing association partners that manage its properties. It recently began the process of acquiring shared ownership homes from these partners with a landmark 47-home deal with CHP.

The provider, part of financial services giant Legal & General, announced plans to register with the Regulator of Social Housing (RSH) in 2018, initially aiming to produce 3,000 new homes a year.

Ben Denton, chief executive of L&G Affordable Homes, said: “We have made great progress since we started trading in 2019, and the signing of this great quality affordable housing at Deanston Wharf with Ballymore is another milestone.

“We continue to prove the model of deploying institutional capital at scale to meet affordable housing need alongside delivering sector-leading customer service satisfaction through our network of management providers.”

L&G said that the scheme will sit adjacent to Ballymore’s 40-acre Royal Wharf regeneration site on the banks of the River Thames and will include a new neighbourhood high street, a local pub, a community centre and a primary school.

John Mulryan, group managing director at Ballymore, said: “This deal is testament not only to the quality of housing we are delivering at Deanston Wharf, but also the strength of the wider community at Royal Wharf, and we look forward to continuing the regeneration of this exciting area of London.”
