The approved applications include a revised masterplan for the redevelopment of the Northfield Industrial Estate, which is overall set to deliver 3,300 new homes in total – 35% of which will be affordable.

The revised masterplan will increase the number of new homes by roughly 300, while also aiming to improve the landscaping and public open space.

Following a commitment from the site’s developers, 25% of the workforce currently on site are Brent residents.

The council has also approved the redevelopment of Abbey Manufacturing Estate. The scheme will provide 684 homes, of which 35% will be affordable.

Air-source heat pumps will provide 85% of the development’s heat needs and solar panels will also be fitted.

The final planning application involves the demolition of a Matalan store to build a mixed-used scheme that will include 239 Build to Rent apartments, of which 50 (21%) will be affordable.

Shama Tatler, lead member for regeneration, property and planning at Brent Council, said: “The proposals not only improve these areas and the borough as a whole, but also create more much-needed affordable housing for Brent residents.

“This once again shows that Brent is on the up, and the transformation of the borough will benefit residents, businesses and communities across the borough.”
