Network picks JV partner for 650-home London scheme

Large London housing association Network Homes has picked Vistry Partnerships as its development partner to build 650 new homes at the Northwick Hospital in the London Borough of Brent.

Large London housing association Network Homes has picked Vistry Partnerships as its development partner to build 650 new homes in the London Borough of Brent #UKhousing

Vistry was picked by the 20,000-home landlord to be part of the 50:50 joint venture, which will deliver the first phase of the Northwick Park regeneration scheme. The scheme will deliver 1,600 new homes in Brent when completed.

Last week Network secured planning permission for the regeneration scheme, which will ensure 40% of all homes built are affordable tenures.

As part of the first phase, 245 affordable homes will be provided, including intermediate market rent aimed specifically at the local hospital staff. In addition to the new homes the development will include a nursery, community amenities and commercial space.

The overall transformation of Northwick Park will be delivered through a partnership between Network Homes, Brent Council, London North West Hospitals NHS Trust and the University of Westminster.

It will be a One Public Estate project, which is a national programme delivered by the Cabinet Office and the Local Government Association to encourage public sector organisations to use their property assets to create economic growth and improve public services.

The project has also received funding from Homes England through its Housing Infrastructure Fund, which will see work started later this year to improve connectivity to Northwick Park Hospital and new homes.

David Gooch, executive director of development at Network Homes, said: “The selection of Vistry Partnerships as our preferred development partner for the first phase of this project is a significant milestone for the regeneration of Northwick Park. We are looking forward to working closely with Vistry to deliver the transformation of the area, which will bring much-needed new affordable homes and other important infrastructure to the local community.”
