Developer receives planning consent for 700-home scheme

Inland Homes has been given the green light for a 700-home development in Essex, on which it will partner with Homes England.

Brownfield developer and house builder Inland Homes said it has received planning permission for the £200m project, subject to the signing of a Section 106 agreement. The project will provider 700 new homes and 25,000sqm of commercial planning space at Gardiners Park Village, Basildon.

The planning application was submitted in conjunction with Homes England, the government’s housing accelerator, which has a majority interest in the site. The builder entered into a development agreement with Homes England in April last year.

Inland Homes said construction is expected to commence in the autumn and that 220 of the 700 new homes on the 54-acre site will be designated as affordable housing for both rent and shared ownership.

As well as commercial space, the development will provide a site for a new school and the sporting facilities.

Stephen Wicks, chief executive of Inland Homes, said: “We are very pleased to have secured planning permission for the Gardiners Park Village site and to be working with Homes England to deliver much-needed affordable homes.

“Acquiring and taking brownfield sites through the planning system for development lies at the heart of what we do. Inland Homes has once again demonstrated its skill and tenacity in being able to deliver planning on these complex sites in order to create sustainable communities and homes for the future.”

Inland Homes launched its for-profit housing association, Rosewood Housing, in 2018 with the intention of targeting Section 106 homes to generate steady rental income.

Basildon Council has been approached for comment.
