Modular specialist Ilke bags orders from council and six more HAs

Modular housing manufacturer Ilke Homes has secured orders from six more housing associations and a council, and is planning to open a second, smaller factory this year.

Dave Sheridan, executive chair of Ilke Homes, told Inside Housing that the private equity-backed group has agreed deals with more clients, in addition to its £100m partnership with Places for People.

The Yorkshire-based company has previously provided homes to Bolton at Home, Home Group, LiveWest and Newcastle City Council.

Mr Sheridan declined to name the additional housing associations at this stage, but confirmed that Chesterfield Borough Council has signed up for 10 homes.

Ilke Homes expects to produce around 500 homes this financial year and has a secured pipeline of around 1,200 homes.

A spokesperson for Chesterfield Borough Council said it was a pilot scheme for the authority, as it is the first time it has used modular homes. The social rent homes will be at Heaton Court in Brampton.

Earlier this month, Ilke Homes revealed that it had bagged what is believed to be the largest modular housing deal in the UK, with a contract to build 750 modular homes for Places for People.

Ilke is also aiming to build a second, smaller factory that it will use to develop prototypes. It is currently speaking to property agents and landlords.

“I’d say we’d be operational in the next three to six months,” Mr Sheridan told Inside Housing.

Another factory, similar to the scale of Knaresborough, is also planned within the next three years. Mr Sheridan said this will happen if the “business plan goes the way we want it”.

Ilke racked up a loss of £7.7m in the eight months to March 2018, accounts at Companies House show.

Mr Sheridan said that the firm will make another loss this year but then expects to turn a profit. “Loss, loss, profit – that is the trajectory we are on,” he said.
