Trafford Housing Trust (THT) has agreed a joint venture (JV) with the partnership arm of house builder Lovell.
The pair will kick off the 50-50 partnership with a scheme at Whalley, in the Ribble Valley.
THT, which was acquired by giant London-based housing association L&Q in 2019, said the 25-acre site already has planning permission for 188 homes and that it hopes to work with Lovell on future developments.
Thirty percent of the homes on the Whalley site will be either shared ownership or affordable rent properties, comprising a mix of houses, bungalows and apartments.
Graeme Scott, executive director – development at THT, said: “We’re delighted to be joining forces with Lovell Partnerships, not only to develop the site in Whalley but also because this JV has the potential to deliver more schemes in the future.
“Trafford Housing Trust is committed to tackling the housing crisis and bringing forward more affordable homes is an essential part of that ambition.”
THT is also one of 18 housing associations that recently formed the Offsite Homes Alliance (OSHA), which has agreed to work with offsite suppliers to increase delivery of factory-built homes.
Lovell is a major provider of partnership and open-market housing and is part of Morgan Sindall Group, which has revenues of more than £3bn.
Lee Sale, regional managing director at Lovell Partnerships, said: “THT is a really forward-thinking housing provider, so we’re very much looking forward to working with them.
“The combination of their experience and our technical and construction expertise is a winning formula for creating much-needed housing across the region.
“The portion of affordable housing is significant at the Whalley development, but we are particularly excited about the fantastic social value projects in the pipeline.
“By engaging with schools and colleges, supporting apprentices and trainees, and getting involved with local community projects, we have the opportunity to make a real difference.”
