Notting Hill Genesis and developer to partner for 780-home development

Large London housing association Notting Hill Genesis (NHG) and developer Hill have agreed a partnership deal to build 780 homes in west London.

Large London housing association agrees deal with builder for 780-home development #UKhousing

The two organisations confirmed the deal earlier this week for the Lampton Parkside development in Hounslow, which will include 563 homes for private sale and 217 homes for affordable tenures.

Lampton Parkside is the second phase of the Lampton Road scheme, which begun with the construction of 160 affordable homes and a carbon-neutral civic centre. The whole project will deliver more than 900 homes when completed.

The new Lampton Parkside development will include one and two-bedroom apartments, as well as three-bedroom duplexes and houses. There will also be courtyard gardens and underground parking across the site.

The first completions on the site are due by winter 2022 and the whole regeneration is expected to be completed in 2029.

Last week NHG published its accounts, which revealed that its surplus had increased by 48%. This was largely down to the £140m sale of one of its development sites in Canada Water, south London. Nevertheless, it still reported 548 unsold homes.

The association said it had “hoped to see a larger reduction in the number of unsold homes”, having transferred 271 rental homes during the year and been “unable to execute” a bulk sale of 160 homes in 2020/21 – the £61m deal was completed in June 2021.

John Hughes, group director of housing at NHG, said: “Our first phase has already proven very popular and we’re excited to add more than 200 affordable homes in this second phase, as well as others for private sale.

“With high-quality homes, ample outdoor space inside the development and Lampton Park on its doorstep, we know it will be in demand among single professionals, couples and families alike.”
