Peabody appointed as affordable housing partner for 3,800-home regeneration scheme

Peabody has been appointed as the affordable housing partner for the first phase of a major regeneration scheme in east London.

The 66,000-home association has struck a deal with London house builder Berkeley Group, which is leading the project.

Of the 3,800 new homes being delivered at the Greater London Authority-owned brownfield site in West Ham, Newham, 40% will be for affordable tenures from social rent to shared ownership.

A 1,000-pupil secondary school, green spaces including 1,000 trees, a new community centre and retail, leisure and creative facilities will also be built.

Berkeley broke ground at the 26.2-acre site in November.

Rokhsana Fiaz, mayor of Newham who attended the ‘breaking ground’ event, said: “This development is key to the regeneration of West Ham, delivering new homes alongside leisure and retail spaces and green parkland, as well as creating jobs for our community.

“We want local people to get behind Newham’s regeneration push and come along on the journey with us – providing new community spaces and much-needed genuinely affordable homes will go some way to achieving our objective of people growing up here and staying in our wonderful borough.”

Dick Mortimer, executive director for development at Peabody, said: “This development will be a game-changer for Newham – and with 40% genuinely affordable housing it will play a central role in delivering the homes that London needs.”

Berkeley said the scheme will create 8,000 jobs during construction and another 1,000 operational jobs, while the school will be the new home for the East London Science School.

Justin Tibaldi, divisional managing director at Berkeley, said: “The scheme will provide new spaces and facilities for residents and the local community alike – we’re investing in affordable housing and community assets for the long-term, and creating a network of beautiful public space including 12 acres of biodiverse parkland.

“We are proud to be working with Newham, the mayor of London and Peabody to create fantastic new places and passionate about delivering the highest-quality homes for all our residents.”
