Plans for community-led scheme with 85% affordable homes submitted

Community-led scheme from @SouthmeadDT planned with 85% affordable #ukhousing

Southmead Regeneration Team has submitted a planning application to Bristol City Council to redevelop Glencoyne Square in the Southmead area of the city.

The scheme is the first phase in the Southmead Regeneration Project, run by a regeneration team comprised of local residents and the Southmead Development Trust charity, which describes itself as run by and working to support residents of Southmead”.

It claims Southmead is one of the largest community-led regeneration projects in the UK.

The plans include 120 one and two-bedroom homes on council land, with 85% for affordable rent or shared ownership, plus a 1,650 square metre space for a health centre, library and other commercial uses.

Up to 200 more new homes could be delivered through the wider project.

Some of the homes will be owned by the charity, with income raised to be channelled into youth and community work.

Others will be taken on by housing associations Yarlington and United Communities.

Lindy Morgan, community regeneration team leader at Southmead Development Trust, said: “Five years ago, the community had a vision to transform the centre of Southmead.

The project has been led by the community every step of the way and, with guidance from our expert partners, has influenced the layout and design of the buildings as well as how it would all come together as a community space.

The hard work of the community and the project team has been amazing and we have a real sense of achievement by getting to this stage and submitting a planning application.”

The application was submitted on behalf of Southmead Regeneration Team by architecture and planning consultancy Nash Partnership.

Mike Fox, associate planning director at Nash Partnership, said: “The inclusive nature of the engagement process and extensive public consultation in Southmead has given us a strong footing for the first phase.

“Through the provision of more new homes, live-work space and a mix of new community facilities, this scheme will kick-start the regeneration of the centre and build momentum for delivering long-term change.”
