This scheme, by South Kesteven District Council in Lincolnshire, delivers 20 homes for affordable rent on a highly constrained garage site, with part of the development overlapping a council-owned car park.

 

This project – a mix of one and two-bedroom flats – overcame significant challenges including limited access, tight boundaries and the demolition of an existing building to enable development. Despite these complications, the design team were able to optimise every inch of the site.

 

The success of this project is rooted in its collaborative approach. Through to its near-completion in September 2025, the project has been shaped by ongoing dialogue with stakeholders, who have helped guide decisions on the scheme’s aesthetics, access and amenities.

 

This spirit of collaboration extended to the construction phase, where close co-ordination between contractors and consultants ensured the smooth running of the build despite the site’s physical constraints. The project kept to its schedule and budget throughout – a major achievement given the challenges involved.

 

The result is a thoughtfully integrated development that meets housing needs and serves as a model for delivering affordable housing within complex urban environments.
