Calton Village is a transformative regeneration project in Glasgow’s East End, delivering 123 affordable homes – 32 for social rent, with the remainder offered at mid-market rent – on a previously derelict plot.

 

The site, once fragmented and underutilised, has been transformed into a vibrant, sustainable and inclusive neighbourhood. The design evolved from traditional perimeter blocks – pushed to the outer edges of the site – to a six-storey square block arrangement that maximises daylight, reduces overshadowing and creates dual-aspect homes.

 

Community engagement was central to the project’s success. From the outset, Wheatley Group consulted with local residents and future tenants to ensure the design reflected their needs and aspirations. Residents were involved in shaping the layout, housing types and communal spaces, fostering a strong sense of ownership and pride.

 

Sustainability is also embedded throughout the project. Calton Village features one of the largest district heating networks in Glasgow, powered by low and zero-carbon-generating technologies. These innovations not only support Scotland’s net zero ambitions, but also reduce energy costs for residents, ensuring long-term affordability and environmental resilience.
