North Prospect regeneration – Plymouth Community Homes


The North Prospect regeneration is a 12-year, £130m transformation of one of Plymouth’s most deprived neighbourhoods into a vibrant, sustainable and inclusive community.
Delivered by Plymouth Community Homes in partnership with Plymouth City Council and Homes England, the scheme is one of the largest housing-led regeneration programmes in the South West. It has replaced 800 dilapidated homes with more than 1,100 high-quality, energy-efficient properties, including 686 affordable homes and 477 for open market sale, alongside the refurbishment of a further 347 social rent properties.
The regeneration has also achieved measurable social and economic outcomes. Crime in the area has fallen by 49%, unemployment has decreased by 3.6% and educational outcomes have improved: the number of GCSEs taken by residents has increased by 26.5%. Today, 95% of residents say they feel safe in their homes.
Central to the success of this project was a commitment to community. More than 70% of residents in later phases chose to return, and compulsory purchase powers were never used. North Prospect exemplifies how large-scale regeneration can be delivered with meaningful public engagement and long-lasting benefits.
