Noele Gordon House is a development of 75 homes for Newham residents over the age of 55, all offered at London Affordable Rent. The scheme also incorporates a new NHS health centre, which puts preventative healthcare within easy reach of residents and reduces pressure on local services.

Noele Gordon House was designed in accordance with the principles set out in the Housing our Ageing Population: Panel for Innovation report to support healthy ageing, social connection and independent living.

The homes, all of which are wheelchair-accessible and adaptable, are designed so that residents can live well while also feeling part of a community. Every flat has a spacious, light-filled kitchen and living area, with generous inset balconies providing private outdoor space and views towards the local neighbourhood and wider London cityscape.

Residents, stakeholders and clients have all expressed satisfaction with the scheme’s design, quality and delivery. As one resident put it: “My new home is beyond all my expectations; it’s a ‘wow’ from me.”

The judges said:

“Noele Gordon House provides a modern and inclusive approach to supported housing. It highlights how supported housing can feel contemporary and aspirational rather than institutional, giving residents a genuine sense of home and belonging”
