Housing association enters JV to deliver almost 150 homes on London rooftops

A housing association has partnered with a developer to build almost 150 homes on the rooftops of an estate in east London.

EastendHomes and Gracewood Group will build 142 homes on top of the Eric Estate in Mile End #UKhousing

EastendHomes, which owns 4,000 homes in Tower Hamlets, has entered a joint venture with Gracewood Group in order to deliver what it is calling “the largest airspace development scheme in the the UK”.

A total of 142 new homes will be developed on the Eric Estate while further estate regeneration work is also being carried out.

Almost 80% of the new homes will be for affordable rented or homeownership tenures and will include studio, one, two and three-bedroom flats.

The homes will add two storeys to five existing low-rise blocks, while a further 11 flats will be developed in a former garage space.

No demolition work will be needed as part of the project and existing residents will remain in their homes while the work is carried out.

A number of London-based social landlords have recently announced plans to develop homes on the roofs of existing developments, including Sutton Housing Society and the Newham Council-owned Populo Living.

New permitted development rights came into force on 1 August which mean building owners can add two storeys to their buildings without submitting a planning application.

EastendHomes confirmed the Eric Estate scheme was subject to full planning permission.

Steve Inkpen, director of special projects and new business at EastendHomes, said: “This scheme is now underway and once completed will provide much-needed new homes for those who need them in our area.

“It is excellent that almost 80% of them will be affordable and that Gracewood will be working with residents to improve the estate.

“Outside space is very important to our residents too and by providing play areas and better landscaping, the scheme will significantly improve the area.”

Charles Pear, director at Gracewood, said: “This is an exciting and much-anticipated project that will set a precedent for future airspace developments, something we believe forms part of the solution to the UK’s housing shortage.

“This work in Mile End will further enhance the Eric Estate, providing much-needed, new, quality homes using innovative modern construction methods.
