Digital toolkit launched to help housing associations manage building safety information

A digital toolkit has been launched with the backing of housing associations to help landlords stay up to date with building safety information.

A digital toolkit has been launched with the backing of housing associations to help landlords stay up to date with building safety information #UKhousing

The Building Information Modelling (BIM) Toolkit has been developed specifically for housing associations and is aimed at helping them maintain a digital golden thread of building information as required by the Building Safety Bill.

The toolkit, which is backed by the National Housing Federation (NHF), has been developed over the past two years with input from 20 social landlords.

The BIM for Housing Associations (BIM4HAs) group, which created the toolkit, has been funded by A2Dominion, Notting Hill Genesis, Peabody, Optivo, Sovereign and Southern Housing Group.

The concept of a ‘golden thread’ of building safety data was first put forward by Dame Judith Hackitt in her post-Grenfell Building a Safer Future report. The requirement has since been incorporated into the Building Safety Bill.

Victoria Moffett, head of building and fire safety programmes at the NHF, said: “The BIM4HAs toolkit and community are also completely free enabling housing associations to start the journey together and learn from one another.

“Not only will implementing BIM help housing associations prepare for upcoming changes to the regulatory regime that are likely to require all building owners to record a golden thread of building information, it makes excellent business sense given that it can help housing associations manage buildings more efficiently.”

Jack Ostrofsky, chair of BIM4HAs, head of quality and design at Southern Housing Group and a member of the government’s Building Regulations Advisory Committee, said: “Digitising your asset information isn’t only a regulatory imperative, it also makes commercial sense.

“The experienced professionals who have worked on this toolkit as volunteers have been willing to share their experiences, good and bad, in order to learn best practice. Now they are sharing that expertise with all.”
