Housing association downgraded over evictions process

A West Midlands-based housing association has had its governance rating downgraded by the regulator due to its eviction processes at a temporary accommodation scheme.

Housing association downgraded over evictions process

WM Housing Group was downgraded to a G2 ranking by the Homes and Communities Agency this morning, meaning it is still compliant with standards but needs to improve some areas.

The 30,000-home landlord was said to have failed to ensure eviction processes at an unnamed temporary housing scheme “provided licensees at this scheme with the level of protection required by law”.

The regulator did not say how many, if any, tenants were affected, how long the breach went on for or how exactly WM’s processes fell short.

The judgement said: “We concluded that the breach had put the affected tenants at risk of serious detriment and therefore published a regulatory notice.”

It added that the landlord, which operates across the West Midlands, has “identified a number of actions to strengthen its control framework and is in the process of implementing these improvements”.

The association’s grading for financial viability remained at the highest possible ranking of V1.

A spokesperson for WM Housing said: “We shall be working with the Homes and Communities Agency to undertake the improvements they have identified so that we may return to our G1 grading as soon as possible.”
