TfL teams up with major house builder for 900-home Acton scheme

Transport for London (TfL) has appointed a major house builder as its joint venture partner for its Bollo Lane scheme in Acton.

TfL’s wholly owned commercial property company will partner with Barratt London to deliver the 900-home scheme #UKhousing

TfL’s wholly owned commercial property company, TTL Properties (TTLP), will partner with Barratt London to deliver the 900-home scheme that includes 50% affordable housing alongside commercial space and green areas.

Plans for the Bollo Lane site were approved by Ealing Council in 2021 and the development will unfold over three phases. 

The first phase will include 195 build-to-rent homes, the second will include 450 homes and the third will include 250 homes. 

Bollo Lane is the third confirmed project by TfL and Barratt, after Blackhorse View in Waltham Forest and Wembley Park.

TTLP was set up in April 2022 to develop land owned by TfL and generate income for the local government body. It currently has more than 3,750 homes under construction and over 350 already completed. 

TfL said that its partnership with Barratt could be extended to other potential sites in west London subject to contract completion. 

Tom Copley, London deputy mayor for housing, said: “This new development in Acton will provide affordable housing for hundreds of families and is a great example of how TfL land can be used to deliver much-needed homes for Londoners.”  

Jonathan Cornelius, head of property development at TfL, said the scheme will also deliver “improvements for the local communities in the areas where we build”.  

He added: “This partnership will also help generate vital additional revenue, which will be reinvested into the transport network and help fund a safe, green and reliable public transport network.”

Gary Ennis, regional managing director of Barratt London and Southern Regions, said: “The regeneration of this site will be an exciting addition to South Acton and will bring much-needed new homes to the area, with 50% affordable housing.

“We are proud to be continuing our partnership with Transport for London following the success of our joint venture at Blackhorse View, Walthamstow and the start of construction of our site at Wembley Park.”

TfL announced a similar deal towards the end of last year with housing association A2Dominion, to build 348 affordable homes next to a London Underground station were approved by Hounslow Council.
