Community land trust to build affordable homes on Transport for London sites

A community land trust (CLT) has been selected to develop two Transport for London (TfL) sites.

Community land trust to build affordable homes on TfL sites #ukhousing

London Community Land Trust will build 70 homes on the sites in Tower Hamlets and Lambeth, with all the units available for sale at discounted rates linked to average local incomes expected to be between a third and a half of market value.

The sites were brought forward through the Greater London Authority’s (GLA) ‘Small Sites, Small Builders’ pilot initiative.

London mayor Sadiq Khan said the programme will now be extended with £3.8m of funding for next year and further funding in the following four years.

Mr Khan said: “Making small plots of public land available for housing development is a key part of addressing London’s housing shortage, and the fantastic response to the pilot of my ‘Small Sites, Small Builders’ programme has shown that these small sites can be an important way to get new genuinely affordable homes built.

“I am also proud to support community-led housing, and I am pleased that London Community Land Trust will be building 100% affordable housing on their sites in Tower Hamlets and Lambeth, which will make a huge difference to those communities.”

TfL released 10 small sites across seven different London boroughs in February as part of the pilot, receiving more than 134 bids from 80 organisations.

The Cable Street and Christchurch Road sites – which were won by London Community Land Trust – were restricted to bids from CLTs offering 100% affordable housing.

According to the GLA, London Community Land Trust, formed after a campaign by Citizens UK, is the first urban CLT.

Across all 10 sites, 166 homes are currently proposed, with 64% of these affordable.

Calum Green, co-director of London Community Land Trust, said: “Community land trusts are a way for Londoners to play our part in delivering the genuinely and permanently affordable homes that our city desperately needs.

“These two sites, announced by the mayor today, will mean over 200 people will no longer be forced to leave London, and can stay in the neighbourhood they call home.”

Graeme Craig, director of commercial development at TfL, said: “We are looking forward to working with all the successful partners to build the homes that London desperately needs while also generating revenue to reinvest in the transport network.

“These are the first of a number of small sites that we’ll be bringing to market through the GLA’s programme and we hope to announce further sites in the coming months.”
