Newham Council’s wholly owned housing company has appointed Vistry Partnerships to deliver a £61m regeneration project in Plaistow, East London.
Populo Living’s Plaistow Hub regeneration project will include 182 new homes for private rent, as well as a library, neighbourhood centre, supermarket, gym and cafe.
The project will also create a new piazza and will link the listed Plaistow underground station to the new development and surrounding area.
The revenue generated will enable Populo Living to deliver 112 London Affordable Rent homes in the area.
Populo Living, which is backed by a £1.5bn investment from Newham Council, has committed to ensuring that 50% of the homes it delivers are available at London Affordable Rent levels.
It is on course to support the council in its stated target of delivering 1,000 “genuinely affordable” new council homes by March 2022, and plans to start on 884 of these by March 2021.
Vistry Partnerships, which was set up in January after housebuilder Bovis acquired several rival Galliford Try’s housing businesses, has a target to deliver 6,000 homes per year in partnership with local authorities and housing associations.
Stephen Teagle, chief executive of Vistry Partnerships, said: “Our appointment to this contract is great news for our London business and we are delighted to be working with Populo Living to deliver much needed high-quality housing within this area of ongoing regeneration.
“The scheme will provide high quality private rental accommodation that will be owned and managed by Populo Living. With over 2,000 m2 of commercial and retail space included, the project will be a huge boost to the local area.”
Deborah Heenan, chief executive of Populo Living, said: “We are delighted to be starting work on this exciting new project, which will benefit the whole of Plaistow.
“The Plaistow Hub project will provide fantastic new community facilities and much needed housing. It will also help deliver 112 affordable homes in the local area thanks to the mayor’s support for Populo Living.
“Populo is working alongside the mayor and Newham Council to deliver over 2,300 affordable homes in the borough and 1,000 new council-owned homes by March 2022.”
