L&Q apologises to family after ceiling collapses at London flat

L&Q has apologised to a family and offered compensation after a delay in responding to concerns that a leak in their home led to a ceiling collapsing.

The 95,000-home landlord is also facing an investigation from the local authority Redbridge Council over the incident at the flat in Goodmayes, Ilford.

The family of three first reported the issue six weeks ago when they feared that the ceiling in their bathroom at their home was going to collapse because of a leak.

Abdellilah Zdaoudaou, who lives with his wife and seven-year-old daughter at the property, told the Ilford Recorder that the ceiling collapsed on the morning of his daughter’s birthday.

A spokesperson for Redbridge Council said: “A full investigation is under way so that we can take the necessary action.”

L&Q has previously faced criticism of its repairs and maintenance record. Last year the association launched an independent review after maintenance issues were discovered at a block in Southwark, south London.

Writing for Inside Housing, chief executive David Montague admitted that L&Q had “got it wrong”.

Responding to the incident at its Ilford property, an L&Q spokesperson said: “L&Q accepts that our service has fallen short of our usual high standards in this instance.

“We would like to apologise to the family involved for the delay, and we will be offering compensation for the inconvenience this has caused.

They added: “We were at the property all day yesterday and we have made the ceilings safe in both the lower flat and the communal area and cleared up any mess.

“We have installed a dehumidifier to aid the drying time but until the area concerned is dry we can’t do any more.”
